Do You Need Building Permits for Sheds?

Getting a storage shed for your backyard is relatively easy. Even though a shed may only take up 200 to 800 cubic feet of space, many regions require a building permit for any outdoor structure that is above a certain height. While not all regions require a building permit, you need to continue reading in case your local region requires a building permit for sheds.

In most regions installing a 6×8 or 8×8 shed would meet most building code requirements. However, installing garage sized sheds (16×24 or 16×20) may challenge local zoning restrictions. It’s the homeowner’s responsibility to obtain a building permit prior to installation! Each county has different building codes so it is important for you to make sure you get accurate information. If your shed is found to be in violation of building codes after it is installed, it will have to be moved or removed which can be an unnecessary cost.

Most Common Zoning Restrictions in Place in the US:

  • 1. Size: Many areas restrict large buildings. Such as 16×24 sheds and 16×20.
  • 2. Purpose: Some areas restrict the amount of levels inside a building. For example, if you decide to establish your business using your shed as a workplace, you will need to let your building inspector know.
  • 3. Electricity: Some regions place restrictions on any electrical equipment and wiring inside your shed.
  • 4. Placement: Many regions will restrict sheds to be installed in backyards only. In addition, some areas require that sheds cannot take up more than twenty percent of backyards.
  • 5. Severe Weather: Regions with frequent hurricanes and tornadoes will require all storage buildings to be anchored to the ground to withstand heavy winds and storms. In addition, regions below the  freezing point will require exact methods for building foundations.
  • 6. Attachments: Many regions may restrict whether buildings are attached to homes or garages.
